Riverview Stands Out as a Growth Corridor Suburb with New Infrastructure
Road expansions and commercial builds along the I-75 corridor are drawing buyers to this Hillsborough County community south of Tampa.
How we reported this

Riverview recorded a 14 percent rise in median home sale prices through the first half of 2026, reaching $412,000 according to Hillsborough County property appraiser data released last month. Crews began work in March on the next segment of the I-75 widening between Big Bend Road and Gibsonton Drive, adding two express lanes each direction.
The timing lines up with several county-funded projects that opened this spring. Builders broke ground on 180 new townhomes off Balm Road in April, while Pasco-Hernando State College started construction of a 45,000-square-foot satellite campus near the same interchange. Those moves pulled in commuters who previously drove daily from southern Hillsborough into downtown Tampa offices.
Named projects reshaping daily routes
Traffic counts on Big Bend Road jumped 22 percent between 2024 and 2025 after the county opened the new four-lane bridge over the Alafia River. The Shoppes at Riverview, a 320,000-square-foot retail center anchored by a Publix and a Home Depot, opened its first stores in May. Residents now reach the new AdventHealth outpatient clinic on Gibsonton Drive in under eight minutes from most neighborhoods east of US 301.
Local real estate firms report multiple offers on three-bedroom homes within a half-mile of the upcoming express lane exits. One listing at 11202 Bloomingdale Ridge Drive closed last week for $489,000, $27,000 above asking, after 11 days on the market.
Price trends and buyer activity
Hillsborough County figures show 1,248 homes sold in the Riverview zip codes between January and June 2026, up from 1,092 during the same stretch last year. Average days on market fell to 19. Investors who purchased lots near the future Bloomingdale Road interchange in 2023 have seen assessed values climb between $85,000 and $120,000 per parcel.
Buyers weighing entry now should check the county planning department map for the final alignment of the I-75 express lanes, set for completion in late 2027. Properties within one mile of the Big Bend interchange continue to post the strongest appreciation, while lots farther east along Boyette Road remain 12 to 15 percent lower per square foot.
